Community centre site set to be sold for new housing

A former community centre site in Maryhill and Drumchapel land, where a school once stood, is set to be sold as part of plans to build hundreds of homes.

Glasgow City Council has negotiated a deal with Wheatley Homes for the former Maryhill Hub and surrounding land, which will allow the £100m regeneration of the Wyndford estate to progress.

It has also held talks with Wheatley over the old Drumry Primary School site to the south of Abbotshall Avenue, where over 80 homes are planned.

Both deals, which are expected to bring in at least £1.3m, will go before councillors for approval at a meeting on Thursday.

The Maryhill site, extending to more than 10 acres, was home to Wyndford Primary, now demolished, and St Gregory’s Primary which was refurbished to create a community hub.

Opened in 2010, the Maryhill Hub provided a range of learning, leisure and recreational activities for the community, including a gym, café and computer access.

Services have temporarily been relocated to Maryhill Burgh Halls on Gairbraid Avenue, but the council has said it is working with Wheatley Homes on a new community centre.

The proposed sale follows the demolition of tower blocks at Wyndford Road in March last year. Wheatley Homes has said its regeneration plan will see almost 400 new, larger family homes built, with 85% of them for social rent.

A council report adds: “The acquisition will enable Wheatley to deliver a major residential development of approximately 400 affordable homes for social and mid-market rent in addition to a purpose-built community hub.”

There is a gross price of just over £2.8m for the land, with a guaranteed minimum purchase price of £983,500. Abnormal development costs — unusual or additional costs faced while working on a site — will be deducted from the gross price.

A licence has been granted to allow Wheatley to take early access to the site to start demolition work. “In the unlikely event that the sale does not complete, GCC will benefit from a cleared site,” the report adds.

Drumry Primary School has also been demolished, leaving behind a vacant and “overgrown” site which extends to 4.77 acres.

Wheatley Group is planning to provide 81 properties for social rent, with 48 flats and 33 houses. An initial plan, which has since been revised, was submitted in September 2023.

A council report sets out the gross price for the site at nearly £1.3m, with a guaranteed minimum price of £324,000. Abnormal costs will be deducted but will be limited to £972,000.
